Setback Information

A minimum lot size of 7,500 square feet shall apply to all residential districts.  There shall be a setback line of not less than thirty (30) feet, except that where 40% of the frontage on one side of a street between two intersecting streets has an average setback line of more or less than thirty (30) feet, such average setback line shall be the setback line.  The side yard measurement of the main structure shall be a minimum of ten (10) feet and the total side yard on any lot shall equal at least twenty-five (25) feet.  If a lot shall be less than seventy-five (75) feet, then the side lot line requirements may be reduced by five (5) feet on each side.  For purposes of determining compliance with this provision on lots that are other than rectangular, the average width of the side yards shall be used in determining distances from the building to the lot lines.  No part of any building shall be located nearer than forty (40) feet from the rear lot line, except on those lots that are less than 130 feet in depth.  On such lots, no part of any building shall be located nearer than twenty (20) feet from the rear lot line.  If a garage is erected on any corner lot so as to open on a side yard, such garage shall be located at least twenty (20) feet from the side lot line so as to permit parking of an automobile in the driveway serving the garage.
